A Complete Transformation in One of Dublin’s Most Sought-After Neighbourhoods
In the highly sought-after suburb of Rathfarnham, our team was engaged to transform a property into a modern, energy-efficient and stylish family home. The brief called for more space, better flow between rooms, sustainable systems, and exceptional finishes both inside and out.
The result is a stunning full-home renovation with a seamless single and double-storey rear extension, marrying high performance with elegant design.
Project Overview
We began with a full internal strip-out, creating a blank canvas for both a single- and double-storey rear extension. Significant structural and steel work allowed us to create a truly open-plan kitchen, dining and living area that forms the heart of the home. A brand-new kitchen anchors this space, paired with a redesigned utility room to support busy family life. Light floods in through Munster Joinery triple-glazed windows and a dramatic six-metre sliding door that connects the interior seamlessly to the garden.
Inside, every room was renewed. We installed underfloor heating throughout the house powered by an air-to-water system with PV adaptation available, and pumped 300 mm of TLA insulation into the floors for excellent thermal performance. All internal walls were reslabbed, dry-lined and reskimmed to achieve improved airtightness. We fitted new floors and doors throughout with full second-fix carpentry, including semi-solid herringbone flooring with a brass border for a bespoke finish.
The bathrooms were completely refurbished with stylish fittings, terrazzo tiling throughout the home and innovative features, and a new marble fireplace and stove bring warmth and character to the living area. A brand-new staircase acts as a striking focal point at the heart of the home. Granite window sills throughout tie the detailing together, while a carefully designed lighting system enhances every space.
Behind the scenes, we carried out a full rewire with a new fuse board and a complete replumb of the property, integrating all heating and renewable systems for long-term efficiency. Every element, from the facial soffits and gutters to the fibreglass roof with zinc parapet, was chosen for durability as well as style.
Outside, we gave the property a striking new look. At the front, a new wall with granite capping and fresh plasterwork sets the tone. We installed a flat fibreglass roof with a zinc parapet, complemented by tongue-and-groove cedarwood cladding and matching soffits and gutters. At the rear, the extension mirrors this contemporary detailing with its own zinc parapet and cedarwood soffit, and we laid granite paving to extend the living space into the garden. Side walls were replastered and painted for a crisp finish, and an EV charger was added to the front of the house to future-proof it.
The result is a property that not only looks spectacular but also performs exceptionally well — a home that blends modern living, craftsmanship and energy-conscious design.
